Waxhaw sits in southwestern Union County, close enough to the state line that Lancaster County, South Carolina begins just a few minutes south of downtown. The town's identity is anchored by its historic center, where Main Street's antique shops and restaurants line both sides of the railroad tracks and a wooden pedestrian bridge crosses above them. NC-16, known locally as Providence Road, runs north toward Ballantyne and Charlotte, and NC-75 connects the town east to Monroe.
Around that small historic core, Waxhaw has grown enormously. Neighborhoods such as Millbridge, Cureton, Lawson, Briarcrest and Quellin brought thousands of homes between the early 2000s and the present, most of them two-story houses on landscaped lots with complex rooflines, architectural shingles and homeowners associations. Mixed among them are older farmhouses on acreage and the Victorian and early-twentieth-century homes near downtown.
Charlotte Roofers works on every one of those building types, as well as the brick storefronts downtown and the retail and office buildings at Cureton Town Center and along Providence Road. Here is what roofing in Waxhaw typically involves.
The subdivision roofs that define modern Waxhaw
Most Waxhaw roofs are between a few years and two decades old, which puts the earliest subdivisions right at the point where original shingles, pipe boots and sealants begin to fail. Homes here tend to be larger than the regional average, with many intersecting hips, valleys, dormers and covered porches, so there is more flashing and more opportunity for a leak than a simpler house would have. Builder-grade installations from a fast-growth period sometimes skipped details such as kick-out flashing or adequate ridge ventilation.
When we replace one of these roofs we treat it as a chance to correct those details: synthetic underlayment, ice-and-water membrane in the valleys and around penetrations, new step and kick-out flashing, upgraded pipe boots and balanced attic ventilation. Many homeowners choose an impact-resistant shingle at that point, and a growing number ask about standing-seam metal accents over porches and bay windows where community guidelines allow.

- Impact-resistant architectural shingles in community-approved colors
- Metal accent roofs over porches and entries
Older homes near downtown and on Waxhaw's farmland
The historic homes within a few blocks of Main Street and the farmhouses scattered along the rural roads toward the state line are a different job. Steep pitches, plank decking, multiple layers of old roofing and metal roofs that have been painted many times are all common. Some of these homes are the right candidates for a new standing-seam metal roof that honors their character; others need a careful shingle replacement with rebuilt chimney flashing and deck repair. We assess each one on its own terms rather than applying a subdivision playbook.
Storms, sun and the open landscape
Waxhaw's newer neighborhoods were carved from farmland, so many roofs sit under open sky with young trees and little wind protection. Summer thunderstorms crossing Union County bring hail and straight-line wind that lift shingle tabs and bruise mats, the remnants of tropical systems bring sustained wind-driven rain, and long stretches of heat and UV age shingles on south- and west-facing slopes faster than on shaded ones. The heavy pollen each spring and the humidity that follows encourage algae streaking on the north sides of roofs. After a significant storm we inspect slope by slope and document what we find with photos.
Community guidelines, downtown review and permits in Waxhaw
Nearly all of Waxhaw's subdivisions have architectural standards that cover roof color and often material, and visible changes to buildings in the historic downtown may call for additional review. Check your community's requirements before scheduling; we supply manufacturer specifications and samples for the approval process. We take care of any permit the work requires.
Commercial roofing on Main Street, Providence Road and Cureton Town Center
Downtown's brick storefronts generally have low-slope roofs hidden behind parapets, often with aging modified bitumen or built-up roofing that drains to scuppers, and parapet flashing is a frequent leak source. The newer retail at Cureton Town Center and along Providence Road carries TPO membranes and standing-seam metal accents that mostly need maintenance and storm checks. We work with owners and property managers on inspections, repairs, coating restorations and replacements with minimal disruption to tenants.
