How we work

A roofing operation built on protection, expertise and process

These are the three things every client is really buying, whether the project is a single-family home or a multi-building portfolio.

Property & Roof Protection

The roof is the job. Everything around it is our responsibility too.

A roofing project touches far more than the roof: landscaping, driveways, siding, windows, rooftop equipment, interior finishes and the people coming and going below. Before any tear-off begins, we plan how each of those will be protected, and we treat that plan as part of the scope rather than an afterthought.

On a home that means covered landscaping, protected gutters and a thorough debris sweep every day. On a commercial building it means staged material loading, protected HVAC curbs and penetrations, controlled access paths and a roof that is left watertight before the crew leaves each evening.

What that looks like

  • 1Ground, landscaping and driveway protection before work begins
  • 2Daily cleanup with magnetic sweeps for fasteners and debris
  • 3Rooftop equipment, skylights and penetrations shielded during tear-off
  • 4No open roof overnight: every section is dried in before the crew leaves

Residential & Commercial Roofing Expertise

Steep-slope and low-slope systems, installed to the specification that earns the warranty.

Residential and commercial roofing are different disciplines. A shingle roof lives or dies on ventilation, flashing and nailing patterns; a low-slope membrane lives or dies on seams, drainage and detailing at every curb and edge. We staff and equip for both, and we match the system to the building, the budget and Charlotte's climate rather than defaulting to whatever is easiest to sell.

Every recommendation is explained in plain language: what the material is, why it suits your property, what it will and will not do, and how it should be maintained over its life.

What that looks like

  • 1Asphalt and architectural shingles, metal, slate and tile for homes
  • 2TPO, EPDM, PVC, modified bitumen, built-up roofing and coatings for buildings
  • 3Ventilation, insulation and drainage designed into the system, not bolted on
  • 4Manufacturer installation specifications followed detail by detail

Roofing Project Management

One point of contact, a written scope and documentation at every milestone.

Whether the client is a homeowner replacing a single roof or a property manager coordinating work across an occupied building, the process is the same: a written scope and estimate, a schedule you can plan around, a named contact who answers the phone, and photo documentation from the first inspection to the final walkthrough.

Change orders are put in writing before the work happens. Closeout includes final photos, material and warranty paperwork, and a maintenance recommendation, so you have a complete record for your files, your insurer or your next buyer.

What that looks like

  • 1Written scope, estimate and schedule before any work starts
  • 2Named project contact with proactive progress communication
  • 3Photo documentation of conditions, progress and completion
  • 4Closeout package with warranty paperwork and maintenance guidance

Questions

Straight answers before you pick up the phone

Does Charlotte Roofers handle both residential and commercial roofing?
Yes. We run two dedicated tracks: residential roofing for homeowners (repairs, replacements, new installations, storm damage and inspections) and commercial roofing for property owners and managers (replacement, installation, TPO, EPDM, PVC, modified bitumen, built-up roofing, coatings and maintenance programs). Each track has its own crews, systems and documentation standards.
What areas does Charlotte Roofers serve?
We are based in Charlotte and serve the entire metro, including Matthews, Mint Hill, Pineville, Huntersville, Cornelius, Davidson, Mooresville, Concord, Kannapolis, Harrisburg, Indian Trail, Stallings, Monroe, Waxhaw, Weddington, Wesley Chapel, Belmont, Mount Holly, Gastonia, and Fort Mill, Tega Cay, Rock Hill, Lake Wylie and Indian Land in South Carolina. Every city, town and neighborhood we serve has its own page on this site.
How does the estimate process work?
Start online or by phone. We schedule an assessment, inspect the roof, document what we find with photos, and explain the options in plain language. You receive a written scope and estimate before any work begins, with no pressure to decide on the spot.
Can you help with an insurance claim after storm damage?
We document hail, wind and storm damage with photos and a written scope, meet your adjuster on site if you would like, and help you understand what the process involves. Coverage decisions always belong to you and your insurer; we never promise an outcome or play games with deductibles.
Which roofing systems do you install?
For homes: asphalt and architectural shingles, metal roofing, and slate and tile. For commercial buildings: TPO, EPDM, PVC, modified bitumen, built-up roofing, and silicone and acrylic coating systems for restoration. We match the system to the building, the budget and Charlotte's climate.
What should I do if my roof is leaking right now?
Move belongings away from the leak, place a container under active drips and stay off the roof. Then call us. We prioritize active leaks and storm damage, provide temporary dry-in when it is needed, and document the conditions so you have a record for any claim.
