Owner and manager questions

Commercial roofing questions, answered directly

Which commercial roofing system is best for a building in Charlotte?
It depends on the building, the deck, the existing roof, rooftop equipment, budget horizon and how the space is used. TPO and PVC reflect heat well and suit most retail, office and warehouse roofs; EPDM is durable and cost-effective on many buildings; modified bitumen and built-up roofing handle heavy foot traffic; and coatings can extend the life of a sound roof. We assess first, then recommend a system in writing with the reasoning included.
Can you replace a roof while the building stays occupied?
Yes. Occupied replacements are planned in phases, with the roof left watertight at the end of each day, laydown and access routes agreed in advance, tenant notifications coordinated and noise-sensitive work scheduled around operations wherever possible.
Do you provide documentation property managers can use?
Every assessment, repair and project produces a written, photo-documented record: condition reports, scopes, daily progress reports, change orders and a closeout package. These are built for owners, boards, lenders, insurers and portfolio managers who need to see the work without climbing the ladder.
Do you work with general contractors on new construction?
Yes. We handle submittals, coordinate with the GC's schedule, work from the project specification and provide closeout documentation for new commercial roof installation and additions.
What does a commercial roof maintenance program include?
Semi-annual and post-storm inspections, clearing of drains, scuppers and gutters, seam and flashing checks, sealant renewal at penetrations, inspection of rooftop equipment curbs and a photo report with prioritized findings. Programs can cover a single building or an entire portfolio.
